The 10-year rule (and the 40% rule)
Two rules HVAC techs use to decide repair vs. replace:
- The 10-year rule: systems over 10 years old become uneconomic to major-repair.
- The 40% rule: if a single repair costs more than 40% of a new system, replace.
Both together: if your AC is 10+ years old AND the repair quote is more than 40% of new-system cost, replacement usually wins.
Here's how to spot the moment you've crossed into replacement territory.
Sign 1: system is 12+ years old and repairs are stacking
Coast humidity is brutal. A properly maintained system lasts 12-15 years here. A neglected one, 8-10. If yours is in that window and you've paid for two or more real repairs in the last 18 months, the pattern won't stop.
Sign 2: R-22 refrigerant
R-22 (old "Freon") production stopped in 2020. Recycled stock is expensive ($150+/lb) and dwindling. If your system uses R-22 and springs a leak, you're facing a $1,000+ recharge just to keep going, and it'll leak again.
Any R-22 system past 10 years is a replacement candidate. Modern R-410A and R-454B systems are cheaper to service and more efficient.
Sign 3: bills keep climbing
If your electric bill is going up year-over-year and your habits haven't changed, your AC is losing efficiency. A system that was 14 SEER new might be operating at effective 8-10 SEER after a decade of coil wear, refrigerant loss, and duct issues.
A new 16 SEER2 system will cut summer bills 30-40% for most Coast homes. That savings alone can pay half the financing payment.
Sign 4: one room is always uncomfortable
If a bedroom is always too hot or too cold, it's usually either: - Duct sizing/leakage (fixable without new system) - System is undersized or oversized (needs full replacement)

Sign 5: the compressor is failing
Compressor replacement runs $2,000-$3,500 installed. On a 10+ year system, that's often 40-50% of a new system. And the rest of your old system is aging. Bad math.
Signs of failing compressor: hard starting (loud clunk on startup), tripping breakers, hissing sounds, warm air with the fan running, and utility bills that spiked recently.
Sign 6: repeated freeze-ups
Ice on your outdoor unit or refrigerant line, over and over? Root causes are refrigerant leak, airflow restriction, or evaporator coil failure. All expensive to properly fix on old systems.
Sign 7: your house feels muggy even when AC is running
Coast humidity is 75-80% average. A properly sized modern system pulls it to 45-55% indoors. If yours can't, it's either wrong-sized (needs replacement) or ductwork is dumping humid attic air into the return (fixable, sometimes without replacement).
Variable-speed compressor systems (Rheem Prestige, etc.) crush humidity better than any single-stage system. Big comfort upgrade.
Sign 8: strange smells or sounds
Musty smell = mold in ducts or on coil. Sometimes fixable, sometimes system replacement level.
Burning smell = electrical issue. Get it looked at immediately.
Loud grinding, screeching, or banging = bearing failure or something loose. Motors, blower wheels, contactors.
Sign 9: recent hail, storm, or hurricane damage
Post-storm outdoor units often look fine and run fine but have hidden coil bends, refrigerant loss, or electrical damage. Insurance claims for storm damage often lead to replacement on 8+ year systems because the repair scope adds up.
Sign 10: you want smart features and modern efficiency
Modern systems offer: - Variable-speed inverter compressors (whisper quiet, precise humidity control) - Wi-Fi-connected thermostats with usage analytics - Two-stage or modulating operation (saves electricity) - Better warranty (10-year manufacturer parts warranty + 1-year labor)
